Bloor and Yonge

The newest luxury project to launch in 2011 is Lifetime developments “The Yorkville Condominiums“! We were the first to post a photo of it’s model mockup back in early November, and since posting, we’ve recieved a ton of emails enquiring about it’s location.
The Yorkville Condominums will be built at the current site of Moriyama & Teshima offices at 32 Davenport Rd (and Mcmurich). Many may not know the names of Moriyama & Teshima, but it was this firm that was responsible for the Toronto Reference Library, the Ontario Science Centre and even the Bata Shoe Museum to name a few.
The corner is no stranger to redevelopment as The Florian next door and the Four Seasons down the street have both been welcomed additions to the area!
The BloorCondos team took to the streets to get some photos of the future site as well as a sneak peak at what the sales centre will one day look like! The sales centre will be located behind Moriyama & Teshimas office on Mcmurich. Click on the thumbnails below for a larger image:

It looks like the laughs are on the Leafs with the Bloor-Yorkville BIA’s latest ads showing up on the street! As construction continues west in the “Greener Bloor” transformation, several pylons have been placed along the widened, pedestrian-friendly granite sidewalks and curbs. By spring 2011, these pylons will be home to beautiful London Plane trees!
In the mean time…the boring black and orange pylons have been wrapped with a lighthearted laugh; poking fun at not only the Toronto Maple Leafs but also the increasingly hot condo market. One message read – “Coming soon: 134 tree top condos for birds – Occupancy Spring 2011″. Another had “Bloor Street will be Green – Others will be green with envy.”… And my personal favorite was the one pictured above which states “By Spring 2011, there will be more ‘leafs’ here than in the Playoffs.” Let’s hope their wrong about that one!

If you had your Yorkville condo listed during the month of November, there’s a pretty good chance you recieved and early Christmas present! 43 units sold during the month resulting in a 59% increase compared to the 27 sales recorded in 2009 and one more then October 2010. These numbers go against typical seasonal trends that usually result in a slow down of sales… And we’re sure no one would complain over that kind of change!
Along the lines of trend changing results, 8 Park Rd had 5 sales occur followed close behind by CASA with 4 sales on 33 Charles St. Usually the newer buildings tend to have the most activity but as 8 Park Rd has shown, that isn’t always the case! We also noticed a peak in bachelor units as 4 units sold. Three of those were sold by way of preconstruction and came from the Nicholas development. The most popular unit was the 2 bedroom style accounting for 14 sales, followed neck and neck by the one bedroom and one bedroom plus den layout at 9 and 8 sales a piece!
On average it took 42 days for condos to sell but for one lucky seller they got it sold in 6. The best deal was negotiated at 86% percent of asking and the highest paid price was 3% over asking. A two bedroom, three washroom condo took the cake for the highest price sold at over two million dollars!
We have high hopes for December surpassing the 14 sales recorded in 2009! Check back later in the week as we announce the newest condo to register in Yorkville….here’s a hint, it has something to do with the 3rd last letter of the Alphabet!

The second condo project moving forward in Yorkville is The Conservatory Groups Milan Condo! Located across from MTV’s Masonic Temple at Yonge and Church the project is calling for 37 floors. But before the views can be had, demolition of the existing parking lot must first take place!

The BloorCondos team recently got an early look at The Yorkville Condominiums, the latest condo to launch in the neighbourhood! Located at 32 Davenport Rd, the building will be approx. 31 storeys and will be home to 238 units. Lifetime Developments has hired the the architectural firm of Rudy Wallman to design The Yorkville Condominiums. Mr. Wallman has been on a hot streak having designed X2 (near by), Lumiere on Bay St and Bisha in the entertainment district. The bold design he’s incorporated into The Yorkville are a much needed change for the traditional box and glass design seen throughout the City!
