It looks like the laughs are on the Leafs with the Bloor-Yorkville BIA’s latest ads showing up on the street! As construction continues west in the “Greener Bloor” transformation, several pylons have been placed along the widened, pedestrian-friendly granite sidewalks and curbs. By spring 2011, these pylons will be home to beautiful London Plane trees!
In the mean time…the boring black and orange pylons have been wrapped with a lighthearted laugh; poking fun at not only the Toronto Maple Leafs but also the increasingly hot condo market. One message read – “Coming soon: 134 tree top condos for birds – Occupancy Spring 2011″. Another had “Bloor Street will be Green – Others will be green with envy.”… And my personal favorite was the one pictured above which states “By Spring 2011, there will be more ‘leafs’ here than in the Playoffs.” Let’s hope their wrong about that one!

Living at Yonge and Bloor for 2 years has allowed me to become pretty familiar with the area. Up to date, I have lived all over the downtown core for 7 years, and although I moved away from Yonge and Bloor 2 years ago, I’ve watched it evolve throughout the construction and chaos into its current state. My main question, and a thought I’m sure is on many Torontonians minds: “Was it all worth it?”
In 2006, I had just purchased my first condo at Signatures on Bloor and I couldn’t be more excited about living in one of the hottest spots in the city. A year later, however, I was miserable. Concrete walls blocked my view at all angles and the second I stepped out my front lobby, hoards of people rushed by in a constant, pushy stream. The construction didn’t help ether. I knew the city was attempting to create a greener Bloor, but no amount of “greenifying” was going to justify the jack hammer awakenings every day at 4 am, not to mention what seemed like an endless traffic jam right outside my front door. I knew moving to Yonge and Bloor meant living in the jam-packed fast lane, but I had no idea it meant giving up my peace, tranquility and ability to turn left. Read the rest of this entry »
With fall in full swing and things changing so quickly, BloorCondos went in for a bit of a makeover on our blog to give it a fresh new feel. We’re working hard to bring you a full list of all condos in Yorkville, with in depth profiles on each. We’ll also be covering more events in the neighbourhood in the upcoming weeks!

The BloorCondos team recently made the switch from team Blackberry to team IPhone (why we’ve waited so long, we don’t know)! As soon as we got our hands on the phones we downloaded a ton of apps, tested out face time…and quickly drained our batteries. It’s been a few months since our last Yorkville Condo Performance update, but we’re back and excited to fill in our readers with what they missed!
As we had predicted in our June post, July 2010 did much better than the prior year. Sales were up 35% for the month, with the most popular layout being the 1 bed units at 14 sales and the 2 bed units close behind at 12!
August had slightly less sales this year with 32 units selling in the summer month! The one bed layout continued the trend in August, making it the post popular unit with another 14 sales occurring. Despite the small dip in sales numbers, a milestone was reached with the sale of a $12,000,000 condo at No 155 Cumberland!
Sales increased by 29% for September with 41 units being sold. The two Cresford built condos, Bloor Street Neighbourhood and CASA Condos, saw the most amount of sales with 11 and 6 sales respectably! It’s typical for new condos to have high sales shortly after they regisiter as most speculators and other investors sell them off to invest their profits in other projects. These two condos are also the newest additions to the Yorkville neighbourhood.
For the first time in 2010, not one bachelor unit sold in all of Yorkville! The one bedroom unit was once again the most popular layout followed closely by the one bed plus den and the two bed floorplans. The Prince Aurther Residences (at Avenue and Bloor) had the highest price sale for August. On average condos sold for 97% of asking with one lucky purchaser negotiating down the price to 88% of asking!
With summer officially over and the fall market arriving, we’re predicting another month of sales increasing vs the same period in 2009. With more inventory coming on, and historically low interests rates, purchasers have a lot of reasons to make the move up to Yorkville.
