If the first month was any indication on how the rest of the year will perform…Yorkville residents have a lot to celebrate!  January saw 29 sales take place, that’s almost double the 15 that occurred the same time last year.

8 Park Road and X condos were tied for the most amount of sales, with 4 a piece!  Crystal Blu followed close behind with 3 (one of which the BloorCondos Team sold).  The most popular layout was the one bedroom floorplan with 11 sales. We believe this was a result of investors cashing out on X and Crystal Blu.  A three bedroom unit with over 2700 sf recorded the highest price of the month fetching over $2,500,000 in less than three weeks. The best deal was negotiated down to 87% of asking and the highest paid price was recorded at 109%!

And so wraps up another year of real estate in Yorkville!  It was a year filled with many highs, such as a 12 million dollar condo sale, and overhaul of Bloor street and several new condos including Chaz on Charles, Pears on the Avenue and One Bloor launching in the neighbourhood! 2011 should be just as big (if not bigger) with The Yorkville Condominiums launching in the new year along with Exhibit Residences!  We’re also looking forward to seeing construction start at x2, U Condos and for several projects to register including: Crystal Blu, The Uptown and One Bedford!

As predicted in last months post, sales more than doubled compared to December 2009…in total 33 units sold!  The most amount of sales took place at Nicholas Residences with 5 sales being recorded, but since this project is still in the presales stage, it isn’t the best indicator.  There were several ties for second place with five buildings recording two sales a piece. The most notable of the five occurred at X Condos as these two units marked the first sales in the building since the condo registered with the city…  We’ll be writing a more in-depth post later in the month on this!

The most expensive sale of the month happened at the soon to be completed One Bedford!  It was a two bedroom plus den penthouse unit that sold from the developer for more than 2.5 million.  The best deal of the month was had at Casa Condos where a bachelor unit sold for just under $300,000.  The most popular layout to sell was the 2 bedroom units with 9 sales happening, followed close behind by the one bed and one bed plus den layout at 8 and 7 a piece!

If you had your Yorkville condo listed during the month of November, there’s a pretty good chance you recieved and early Christmas present!  43 units sold during the month resulting in a 59% increase compared to the 27 sales recorded in 2009 and one more then October 2010. These numbers go against typical seasonal trends that usually result in a slow down of sales… And we’re sure no one would complain over that kind of change!

Along the lines of trend changing results, 8 Park Rd had 5 sales occur followed close behind by CASA with 4 sales on 33 Charles St.  Usually the newer buildings tend to have the most activity but as 8 Park Rd has shown, that isn’t always the case!  We also noticed a peak in bachelor units as 4 units sold.  Three of those were sold by way of preconstruction and came from the Nicholas development.  The most popular unit was the 2 bedroom style accounting for 14 sales, followed neck and neck by the one bedroom and one bedroom plus den layout at 9 and 8 sales a piece!

On average it took 42 days for condos to sell but for one lucky seller they got it sold in 6.  The best deal was negotiated at 86% percent of asking and the highest paid price was 3% over asking.  A two bedroom, three washroom condo took the cake for the highest price sold at over two million dollars!

We have high hopes for December surpassing the 14 sales recorded in 2009!  Check back later in the week as we announce the newest condo to register in Yorkville….here’s a hint, it has something to do with the 3rd last letter of the Alphabet!

The second condo project moving forward in Yorkville is The Conservatory Groups Milan Condo! Located across from MTV’s Masonic Temple at Yonge and Church the project is calling for 37 floors. But before the views can be had, demolition of the existing parking lot must first take place!

There’s a lot of action going down in Yorkville these days!  This week we’ll be sharing photos from 3 projects that are in the early stages of construction.

The first group of photos comes from the Couture Condos construction site where they’re several levels below ground. They’ve been digging for a few months now and we figure they should start building up early in the new year!
