The other day, BloorCondos.com took to the construction site of Crystal Blu by Bazis to snap a few photos for our out of town purchasers. The 135-unit condo is really starting to take form, as the construction team is hard at work to complete the exterior of the building. Check out crystal-like additions on the podium of the tower! Residents are expected to move in around spring 2010!
The old red brick building on the corner of St. Nicholas and St. Mary was brought back to life as realtors came out in droves to preview details on the Nicholas Residences. The 29 story glass and aluminum tower is the newest addition to the Bloor-Yorkville area. The building will feature architectural design by CORE Architects and interiors complemented by Cecconi Simone. Residents will be surrounded by floor to ceiling windows and either a Balcony, French Balcony or Terrace. The 9 foot ceilings (10 ft. for Penthouse levels) will be capped with a smooth finish. Owners can select between pre-engineered wood flooring or German engineered high performance wide plank laminate flooring.
Suites range from 395-778 sqf and will sit on top of the reconstructed 1880’s facade. With approximately 250 units, each floor will have 9 suites. A trip down St. Nicholas St showcases a rare find in Down Town Toronto…19th Century cottages, each named after a different native tree to the area. Suites at Nicholas Residences are named after these cottages as a tribute to the history of the street. Upper Yorkville now has one less car dealership and one more condo coming up! The former high-end car lot has relocated to make room for “Pears On The Avenue” by Menkes. Menkes has been busy in the Yorkville neighbourhood working on The Four Seasons Residences a few blocks away. In contrast to the Four Seasons, Pears is advertising prices from the $400,000′s.
It’s location on the higher end of Avenue road should allow for spectacular views to the south. It’s also a short commute to the shops and stores of Yorkville. It’s been quite the year for the Toronto condo market! As 2009 rolled in many believed it would be one of the worst years ever. Thankfully, Canadian banks and their stringent lending practices as well as mortgage rates at historic lows helped to curve the widespread results seen in the US. The GTA market as a whole picked up near the start of the second quarter and preformed much better than expected right until year end!
The Bloor Yorkville neighbourhood was no exception to the ups and downs faced throughout 2009. Condo sales in January and February started off very slow with only 9 and 12 units selling in their respective months. By March sales picked up stayed strong until July where the numbers took a small dip. The upward trend continued from September to November with the average sale price also moving upward. Low supply and high demand resulted in condos selling for 101% (on average) in October! Read the rest of this entry »
2009 was a rough time for the ROM (Royal Ontario Museum). Just before year end, the Michael Lee-Chin Crystal addition at the ROM received yet another crystal bashing blow. Earlier in the year VirtualTourist.com placed the ROM 8th on its list for the world’s top 10 ugliest buildings. This time it was the Washington Post’s Philip Kennicott who declared it the worst piece of architecture erected in the last decade.
The addition to the museum has been a hot topic since its original inception. Prior to the bold new look, the museum stood on the Avenue and Bloor corner in a very box-like manner. The 1914 structure never really grabbed my attention as an actual museum (although the inside definitely was). From the street it was just another building…that was until philanthropist Michael Lee-Chin and others donated a portion of the 270 million dollar extension of the ROM. Designed by Daniel Libeskind and completed in 2007, the ROM went through an extensive makeover giving it a whole new facade. Read the rest of this entry »
