Milan Condos, located at on the North East corner of Yonge and Church St in downtown Toronto! The Milan Condo will link Yorkville to Rosedale and offer residents breathtaking views of the Rosedale Valley. They’ve recently started tearing down the existing parking lot on the site. As the first month of 2010 flew by, so did sales for Condominiums in the Bloor Yorkville area… 31 days in the bag with strong results coming out of it!
January, which tends to be a slow month for the real estate calendar, performed quite well selling 15 units as opposed to the 9 in 2009 (up 66%). Not only were they selling, but they were also achieving full list price and in one occurrence, 16% over asking! The amount of time it took to sell a condo was reduced by almost 40% from 44 days on the market to only 27!
The most popular of all layouts was once again the 2 bedroom which resulted in the most amounts of solds! We predict another strong month in February and are hoping to see sales surpass the 12 from 2009! More listings in the mid-price range will be entering the market in the coming months, with Casa and Bloor Street Neighbourhood condo’s nearing completion.

Things are really starting to look “up” for the most interesting corner in the City known simply as Number One Bloor! Earlier in the week we came across a City report looking into the possibily of a “sign variance” for the vacant lot. The report was pretty bland and basically recommends the refusal of the application…but on page 5 of the report is where things started to get interesting!
Right in the middle of the drawing was the following caption “Number One Bloor Proposed 65 Story Condominium”! This was the first glimpse we had into the possibility of new life at the site.
Today, Kelly Grant from the Globe and Mail ran a story outlining plans for a curvy 65-story condo sitting atop 104,000-square-foot retail podium making it a total of 67 stories. According to the article, Hariri Pontarini will be designing the tower, and like everyone else, we can’t wait to see what they come up with! They’ve designed other Yorkville projects including 80/100 Yorkville at Bellair, and the Florian to name a few!

The old red brick building on the corner of St. Nicholas and St. Mary was brought back to life as realtors came out in droves to preview details on the Nicholas Residences. The 29 story glass and aluminum tower is the newest addition to the Bloor-Yorkville area. The building will feature architectural design by CORE Architects and interiors complemented by Cecconi Simone. Residents will be surrounded by floor to ceiling windows and either a Balcony, French Balcony or Terrace. The 9 foot ceilings (10 ft. for Penthouse levels) will be capped with a smooth finish. Owners can select between pre-engineered wood flooring or German engineered high performance wide plank laminate flooring.
Suites range from 395-778 sqf and will sit on top of the reconstructed 1880’s facade. With approximately 250 units, each floor will have 9 suites. A trip down St. Nicholas St showcases a rare find in Down Town Toronto…19th Century cottages, each named after a different native tree to the area. Suites at Nicholas Residences are named after these cottages as a tribute to the history of the street.
