Upper Yorkville now has one less car dealership and one more condo coming up! The former high-end car lot has relocated to make room for “Pears On The Avenue” by Menkes. Menkes has been busy in the Yorkville neighbourhood working on The Four Seasons Residences a few blocks away. In contrast to the Four Seasons, Pears is advertising prices from the $400,000′s.
It’s location on the higher end of Avenue road should allow for spectacular views to the south. It’s also a short commute to the shops and stores of Yorkville. Details are still sparse but it looks like the tower will be 19 stories tall. If you’d like to be kept in the loop on the Pears project, send us an email or subscribe for updates!

It’s been quite the year for the Toronto condo market! As 2009 rolled in many believed it would be one of the worst years ever. Thankfully, Canadian banks and their stringent lending practices as well as mortgage rates at historic lows helped to curve the widespread results seen in the US. The GTA market as a whole picked up near the start of the second quarter and preformed much better than expected right until year end!
The Bloor Yorkville neighbourhood was no exception to the ups and downs faced throughout 2009. Condo sales in January and February started off very slow with only 9 and 12 units selling in their respective months. By March sales picked up stayed strong until July where the numbers took a small dip. The upward trend continued from September to November with the average sale price also moving upward. Low supply and high demand resulted in condos selling for 101% (on average) in October! Read the rest of this entry »

2009 was a huge year for us at BloorCondos.com as it was the year we launched our lifestyle/real estate blog! We’ve taken a break from writing on the blog over the holidays to rethink the direction of it’s content. We’re excited to feature even more stories and information about the what’s what and who’s who in the Bloor Yorkville area. Check back in the coming weeks as we look at a few new condo pre construction projects launching in 2010. We’ll also be reporting the monthly sales in the real estate market for the area.
For the out of town reader, we’ll also be focusing more on providing updates for the condos currently under construction. Expect tons of pics, videos, and write ups about Crystal Blu, The Uptown, The Four Seasons, The Florian, and One Bedford to name a few!
We wish you all tons of health, lots of weatlth and a Happy New Year!

I recently received a letter in the mail from a builder of one of the condominiums I purchased several years ago. Before I opened it I looked at the logo on the outside and in the top corner, it said Crystal Blu. I wondered to myself… is this good news or bad news? (Bazis International is the builder of Crystal Blu and was the same builder scheduled to erect 1Bloor last year)
I opened the letter, and yes of course, great news was inside! It stated they were above the 30th floor and scheduled for occupancy Aug 30, 2010. Several of my clients also purchased units at the Balmuto and Bloor address and I knew they would be receiving the same letter. I decided to drive down and take a look for myself.
On last check it appeared that construction on Crystal Blu has made it to the 34th floor with windows to the 15th floor. My clients who were immediately sold on the project (either because of the 10ft ceilings, location or upgrades that were offered as standard) will be happy to know they have a confirmed move in date and can start making firm plans!
It has been a long 40 months but with the growth and development that has taken place in the area since we purchased, I look forward to moving in and enjoying the Bloor – Yorkville lifestyle. Check back for further updates as the building moves closer to completion.

Have you ever wondered how much it’ll cost to to live in Yorkville? At the end of every month we’ll be posting the monthly sales figures to answer that very question! If you had bought in November, the fluctuation was as low as $260,000 and as high as $2,250,000!
Yorkville’s boundary as a shopping district is often defined as Avenue Rd to the West, Yonge St to the East, Scollard to the North and Charles St to the South. For real estate purposes we’ve widend the “Bloor-Yorkville” area to include Bedford Rd. to the West, Mount Pleasant to the East, Roxborough to the North and Charles St to the South.
