Residents of the soon to be completed Crystal Blu are one step closer to owning their piece of Yorkville. Last week one of our clients informed us that letters were sent out to purchasers letting them know that building has now registered with the City. This means that final closing will be taking place in the coming weeks!
Currently five units are for sale on the MLS from the developer including two of the penthouses! The price per square foot ranges from approximately $760/sf to $800/sf and between $1180 – $1218 for the penthouse suites.

The newest luxury project to launch in 2011 is Lifetime developments “The Yorkville Condominiums“! We were the first to post a photo of it’s model mockup back in early November, and since posting, we’ve recieved a ton of emails enquiring about it’s location.
The Yorkville Condominums will be built at the current site of Moriyama & Teshima offices at 32 Davenport Rd (and Mcmurich). Many may not know the names of Moriyama & Teshima, but it was this firm that was responsible for the Toronto Reference Library, the Ontario Science Centre and even the Bata Shoe Museum to name a few.
The corner is no stranger to redevelopment as The Florian next door and the Four Seasons down the street have both been welcomed additions to the area!
The BloorCondos team took to the streets to get some photos of the future site as well as a sneak peak at what the sales centre will one day look like! The sales centre will be located behind Moriyama & Teshimas office on Mcmurich. Click on the thumbnails below for a larger image:

The BloorCondos team recently got an early look at The Yorkville Condominiums, the latest condo to launch in the neighbourhood! Located at 32 Davenport Rd, the building will be approx. 31 storeys and will be home to 238 units. Lifetime Developments has hired the the architectural firm of Rudy Wallman to design The Yorkville Condominiums. Mr. Wallman has been on a hot streak having designed X2 (near by), Lumiere on Bay St and Bisha in the entertainment district. The bold design he’s incorporated into The Yorkville are a much needed change for the traditional box and glass design seen throughout the City!

Pack up the pumpkins and bring out the pine…with Halloween over, Christmas is less than 2 months away! Signs of the festive holiday are quickly popping up all over Yorkville the street lights already wrapped with wreaths.
As we look back at sales in Yorkville for October 2010, we’re greeted with mixed numbers. On one hand, prices have continued to follow the increasing trend seen throughout the year. On the other, sales numbers are starting to slow. We saw 42 sales in October, only one more than the previous month. That number is almost exactly the same as the 43 recorded in October of 2009! With the addition of new condo inventory to Yorkville, one would think more sales would occur.
On average units sold at 97% of asking! Greatest deal was had at 88% of asking price and the highest list to sold price was recorded at 111%. The most popular layout was the one bed plus den with 12 sales followed close behind with the one bed and 2 bed layouts tied with 10 solds a piece!
A custom-designed Penthouse At The Prince Arthur with 11 rooms and 4 washrooms recorded the highest sale in Yorkville! The most popular building for sales occurred once again at Bloor Street Neighbourhood with 6 sales followed by it’s neighbour to the south, CASA Condos with 3 sales.
As we approach the last quarter of 2010, it will be interesting to see how sales in Yorkville wrap up.

Living at Yonge and Bloor for 2 years has allowed me to become pretty familiar with the area. Up to date, I have lived all over the downtown core for 7 years, and although I moved away from Yonge and Bloor 2 years ago, I’ve watched it evolve throughout the construction and chaos into its current state. My main question, and a thought I’m sure is on many Torontonians minds: “Was it all worth it?”
In 2006, I had just purchased my first condo at Signatures on Bloor and I couldn’t be more excited about living in one of the hottest spots in the city. A year later, however, I was miserable. Concrete walls blocked my view at all angles and the second I stepped out my front lobby, hoards of people rushed by in a constant, pushy stream. The construction didn’t help ether. I knew the city was attempting to create a greener Bloor, but no amount of “greenifying” was going to justify the jack hammer awakenings every day at 4 am, not to mention what seemed like an endless traffic jam right outside my front door. I knew moving to Yonge and Bloor meant living in the jam-packed fast lane, but I had no idea it meant giving up my peace, tranquility and ability to turn left. Read the rest of this entry »
